Evergreen Property has staff managing the Airbnb App from 8 am to 10 pm 7 days a week. Please do not expect an answer outside of these hours.

Edinburgh tap water is safe to drink. There is no need to buy bottled if you do not wish to.
Duvets/blankets
Please note that we only supply one duvet per bed. If you require an extra duvet you may request one in advance, however there may be an extra charge and this is also subject to availability.

- STRICTLY No smoking - evidence of smoking, including cigarette ends in the bin, will result in an additional £250 cleaning fee.
- STRICTLY No parties or events - any evidence of a party will result in an additional £250 cleaning fee.
- Not suitable for pets - Please respect the neighbours, and do not make significant noise or play loud music after 10pm
- No smoking, vaping, candles or incense burners permitted
- Towels provided must not be used for removal of makeup etc (there will be a charge of £10 per item - bed sheet or towel - stained with fake tan.
- No parties, outside visitors or overnight guests. - Do not engage in illegal activities. - If you break or damage something, please let us know and arrange for its replacement or repair
- Rubbish should be removed regularly to prevent smell and so as not to attract pests.
- Please do not place hot pans on surfaces.
- Evergreen Property reserves the right to ask for ID for all guests over 16 and for guests to sign to our own Guest Terms and Conditions.
